Building a luxury home takes time

As a luxury home builder in Perth, Riverstone Custom Homes understands that not only do you want a home that has been individually designed and built just for you, but you also want quality and first-class customer service.

We’re here to help you through the design and build process – every step of the way.

Design Process

01 First meeting

At this first consultation meeting we want you to share with us the ideas and aspirations you have for your new luxury home. Bring along any project scrapbooks you have compiled, as well as inspirational magazine pictures you’ve collected, ideas you’ve seen in our luxury display homes and any rough plans you may have sketched out. Tell us how you want to live in your new home, whether you love to entertain, whether your family is big or small, whether you’d love a pool or hate the thought of too much garden.

Every detail, however small, will help us design a luxury home especially for you and your lifestyle. And don’t worry if you haven’t got all the answers yet – we’re here to help. It may take one meeting or several, either way we’ll guide you through the design process, taking it one step at a time. You can proceed at your own pace and only when you are completely satisfied will we take the next step with you.

02 Site visit

Taking a look at your block with you is an important next step because this is when we get a feel for how we can really maximise the space you have available, as well as elements such as views, orientation and our wonderful Perth climate.

We can also assess what challenges may lay ahead and discuss these with you. From awkward subdivided sites, to blocks that have an existing old home on them, we’ll see the potential and will work with you to realise it.

03 Concept design

This is one of the steps clients find the most exciting because they can really start to visualise what their new luxury home will look like. As part of our design service, we’ll present you with a 3D elevation that helps you see your new home from all angles. We’ll also present a budget estimate at this point.

Once you’re completely happy with the concept plans, we’ll ask you to sign off on your Preparation of Plans Agreement (PPA) and pay a non-refundable contract package fee, which is 2% of the budget estimate.

04 Documentation

We’ll take care of all the paperwork for you, including preparing your contract drawings and your contract package. We’ll also arrange all the necessary planning approvals and building licences for your project.

Your design consultant will arrange to meet you to present your contract package and will take time to explain all the documents, including the contract price, which will be the contract quote less the fees you’ve already paid. Once you’re happy with everything, you’ll be asked to sign the documentation and pay 10% of the contract price as a preliminaries fee.

05 The Selections

Now it’s time to meet your client liaison officer and spend time with our interior designer, who will help you make all your interior and exterior selections. From tapware and tiles, to cornices and cabinetry, we will work hand-in-hand with you to achieve the look you want.

We can also design and order custom-made furniture and artwork if you want us to, and organise carpets, painting, wallpaper and window treatments. In fact, everything from bed linen to cutlery can be arranged if needed, so that all you have to do is move in.

It’s where we share the looks we love and the products, materials and finishes from around the globe that have caught our eye. Others take inspiration from our luxury display homes, which are always packed with great ideas.

At this stage we can also discuss options to make your new Perth home more sustainable, more energy efficient and more waterwise. And if you’re planning a pool, we’ll draw up the layout for that, too.

It’s around now that your approved building licence should come through and then it’s time to get started on site.

Nadia has a fascination for the world of architecture, design and décor. She loves seeing a project through to the end, right down to the last detail – Nadia’s unerring eye for detail and knack for achieving just the right look has been a big plus for our clients.

BUILDING PROCESS

01 Construction

Once we’ve completed any necessary demolition works, the meticulous task of building your new luxury home begins.

Throughout the project your client liaison manager and site supervisor will meet regularly with you so that you are kept informed of progress.

It’s important to note that by this stage of the project, changes can only be made by signing off on a written variation. During construction you will be asked for monthly progress payments

02 Practical completion

Your new luxury home is finished and it’s time to carry out your practical completion inspection. At this meeting, you’ll go through the house with your client liaison officer and any issues that need some last-minute attention will be noted on a list that is signed by both parties. It’s also time to pay your final account as we organise your keys and prepare for handover.

HANDOVER

As well as those all-important keys, your handover pack will contain a guarantee letter, home owner’s manual, a set of plans, emergency numbers and a 12-month maintenance plan. Remember, in addition to the statutory six-year warranty period, you can let us know of any issues that arise in the home for up to 12 months from practical completion and we’ll arrange for our maintenance team to rectify them.

 

All that’s left to do now is sit back, relax and enjoy your new luxury home.
